What to look at in a villa
The garden's orientation and size, the number of floors, where the staircase sits, damp in the basement and whether parking is covered shape daily life. Listing photos do not show these; we look together at the viewing.
Detached or on an estate
Most villas in the area are inside gated estates. An estate villa lightens the load of maintenance and security; in return you pay a service charge and follow the estate rules.
Title and mortgage
Before any offer I ask for the current title record and the occupancy permit. The bank's valuation decides mortgage eligibility; I flag anything that could stand in the way beforehand.
