About
I began as an interior architect and worked on restaurants, offices, schools, hotels and homes. Today I bring that experience to property: I do not work to talk you into a listing; I work to find the home that suits you, in the right place and with the right layout.

I work from the Zekeriyaköy office of Keller Williams Platin & Karma and I live in the area. I know the estates as a neighbour; I can tell you which home suits whom without looking at the listing.

Services
Whether you are buying or selling, you have an interior architect at your side.
Selling
I present your home to my own buyer list first; if it goes on the open market, I prepare the presentation as an interior architect would.
Buying
I shortlist the homes that suit you and describe the light, the plan and the drawbacks of each before the viewing.
Lettings
I match the home and the tenant, and draw up a clear written tenancy agreement.
Market appraisal
I compare your home's price with comparable sales and with competing listings.
Preparing for sale
A room-by-room preparation list, styling before the photographs and an idea of what the home could become, to share with buyers.
Through an interior architect's eyes
At the viewing I look at damp, cracks, noise and which wall could come down, with an interior architect's eye.
Commercial property
If you are looking for a shop, a restaurant or an office, or letting one, I read the space against what the business needs.

The portfolio does not end here.
For homes that are not listed and for owners waiting for a buyer, let us talk first.
Selling
Four worries, four promises

Who moves to the area
Most of the buyers I work with are newly married couples, couples expecting a child and families with school-age children. Most work in Maslak, Levent and Etiler or from home. First-time buyers, families moving to a larger home and those moving from renting to owning are the majority.
Other estates I know
- Terrace Plus
- Terrace Doğa
- Fema Garden
- Bizimtepe (Demirciköy)
We go through school options, shuttle routes and winter conditions estate by estate. Ask about any estate not listed; if I do not know, I will say so.

Process
From first meeting to title deed
First meeting and brief
We talk about what you want, your budget and your timing, until we can both describe the home you are looking for in one sentence.
Reading and shortlist
I shortlist the homes that suit you. I describe the light, the layout and the drawbacks of each before the viewing.
Offer and negotiation
Together we prepare an offer based on comparable sales. Where the home is my own listing, I tell you at the start that I represent the seller.
Deed and handover
I follow up on the valuation, the mortgage and the deed paperwork. The process is my responsibility until you have the keys.
Questions
What buyers and sellers ask most
It depends on the estate, the hour and the route. I set the viewing at the time you leave for work, so you can time the journey yourself.
In the homes I represent today it is between 11,000 and 17,000 TL a month. It rises where there is a pool, security and a clubhouse; I ask what it covers, item by item.
When it snows you need to know which estate roads are cleared first and which stay blocked on the hills. I live here; I tell you what I see.
Listing photographs do not show damp, cracks or noise. At the viewing I look at them as an interior architect and tell you what I see.
Before you make an offer I ask the seller for the current title record and the occupancy permit. Mortgage eligibility is decided by the bank's valuation; I tell you in advance what may stand in the way.
I compare comparable sales, competing listings and your home's location, floor and aspect. You see the reasoning behind the figure. This is a market appraisal; a licensed valuation report for the bank is obtained separately.
The fee is calculated on the sale price and fixed in the contract. The terms are set in writing at the start; there is no charge for viewings.
By law the title deed fee is charged separately to the buyer and to the seller. The parties may write a different split into the contract. I summarise the current rate and amount in writing for both sides at the start.
Yes. The tenancy passes to the new owner as it stands. If the buyer intends to live in the home, I suggest clarifying the legal timetable with a lawyer.
Yes. I show the home by video and send regular written updates. The deed can be signed by a relative or your lawyer under a power of attorney for sale issued by a notary.
Most homes do not need major work. At the first meeting I give you a room-by-room preparation list drawn up with an interior architect's eye.
An example only, not a bank offer. The bank lends against its own valuation and within the legal loan-to-value limit; on higher-priced homes the deposit share grows.
