What buyers and sellers ask most
These answers reflect what I know today; where I quote a rate or amount, I confirm the current figure in our meeting.
Area and living
It depends on the estate, the hour and the route. I set the viewing at the time you leave for work, so you can time the journey yourself.
In the homes I represent today it is between 11,000 and 17,000 TL a month. It rises where there is a pool, security and a clubhouse; I ask what it covers, item by item.
When it snows you need to know which estate roads are cleared first and which stay blocked on the hills. I live here; I tell you what I see.
Buying
Listing photographs do not show damp, cracks or noise. At the viewing I look at them as an interior architect and tell you what I see.
Before you make an offer I ask the seller for the current title record and the occupancy permit. Mortgage eligibility is decided by the bank's valuation; I tell you in advance what may stand in the way.
Selling
I compare comparable sales, competing listings and your home's location, floor and aspect. You see the reasoning behind the figure. This is a market appraisal; a licensed valuation report for the bank is obtained separately.
Yes. The tenancy passes to the new owner as it stands. If the buyer intends to live in the home, I suggest clarifying the legal timetable with a lawyer.
Most homes do not need major work. At the first meeting I give you a room-by-room preparation list drawn up with an interior architect's eye.
Process and costs
The fee is calculated on the sale price and fixed in the contract. The terms are set in writing at the start; there is no charge for viewings.
By law the title deed fee is charged separately to the buyer and to the seller. The parties may write a different split into the contract. I summarise the current rate and amount in writing for both sides at the start.
Yes. I show the home by video and send regular written updates. The deed can be signed by a relative or your lawyer under a power of attorney for sale issued by a notary.
