I offer seven services, and they all have one thing in common: I read the property from the inside, not from the listing text.

Selling

I present your home to my own buyer list first; if it goes on the open market, I prepare the presentation as an interior architect would. On day one we discuss price against comparable sales.

What I do

  • Market appraisal based on comparable sales, with written reasoning
  • Room-by-room preparation list, styling before the shoot
  • Presentation to my buyer list; off-market sale if you prefer
  • Weekly written update: who viewed, what they said

Buying

I filter the homes that fit you and explain each one's light, layout and shortcomings before the viewing. Fewer viewings, better matches.

  • Valuation, mortgage and title follow-up

Lettings

I match the home and the tenant, and draw up a clear written tenancy agreement. I record the handover with photographs.

Market appraisal

I compare your home with comparable sales and with competing listings on the market. You see the reasoning behind the number.

  • Adjustments for position, floor, orientation and occupancy
  • Written summary; the bank valuation is separate

Preparing for sale

Most homes need no major work. With an interior architect's list we get the home ready to show buyers at its best.

What I do

  • Room-by-room preparation list
  • Small touches: lighting, tidying, decluttering
  • Styling on the day of the shoot
  • An idea of what the home could become, to share with buyers

Reading as an interior architect

At the viewing I look at damp, cracks, noise and which wall could come down. I give you what I saw in writing before you make an offer.

Commercial property

I spent years on restaurant, office and school sites. Whether you are looking for a shop, a restaurant or an office, or letting one, I read the space against what the business needs.

What I do

  • Fit for the business: layout, frontage, ceiling height and access
  • Plumbing, ventilation and electrical capacity
  • A rough budget range and timescale for the fit-out
  • Rent comparables and the lease

Process

From first meeting to title deed

  1. First meeting and brief

    We talk about what you want, your budget and your timing, until we can both describe the home you are looking for in one sentence.

  2. Reading and shortlist

    I shortlist the homes that suit you. I describe the light, the layout and the drawbacks of each before the viewing.

  3. Offer and negotiation

    Together we prepare an offer based on comparable sales. Where the home is my own listing, I tell you at the start that I represent the seller.

  4. Deed and handover

    I follow up on the valuation, the mortgage and the deed paperwork. The process is my responsibility until you have the keys.
