What the service charge covers
Pool, security, garden maintenance, common-area electricity and generator fuel: included in the charge or collected separately? Ask for the budget approved at the last general meeting.
The road in winter
When it snows, who clears the estate road, and which route leads to the main road? An estate on a slope and one on flat ground do not live the same winter.
Management
Professional management or an owners' board? The minutes of the last meeting show the estate's real agenda: water, roof, a change of security company.
Who the neighbours are
Average age, number of children, share of tenants. A busy playground is one answer for a family with children and another for a couple seeking quiet.
Shuttles and schools
Does the school bus enter the estate? Is there a shuttle to the metro, and at what times? You learn this from the management and the neighbours, not from the listing; we ask together.
Title and occupancy permit
Construction servitude or full condominium title, and is there an occupancy permit? I ask for the current title record before any offer.
